The Inspection Report Arrived

The inspection report arrived at 9:02 a.m., and by 9:03 my client was convinced the deal was dead.

“Foundation issue,” she said over the phone, voice tight. “That’s it. I knew this was too good to be true.”

I asked her to slow down and talk with me for a minute. Not to ignore the report — but to read it together. Line by line. What it actually said, not what it felt like it said.

Yes, there was a crack. Hairline. Old. Monitored. The inspector had even written, ‘Common for the age of the home. No active movement observed.’ But fear has a way of skipping footnotes.

We talked through options: engineer review, seller credit, long-term implications. At some point, she stopped panicking and started asking better questions. Then she surprised me.

She said, “I grew up moving every two years. This is the first place that’s ever felt…steady.”

That’s when I understood why the report hit so hard. It wasn’t about brick. It was about stability — and the fear of losing it.

We negotiated. The sellers responded reasonably. The deal held.

At closing weeks later, she ran her hand along that same wall and laughed. “I guess nothing’s perfect,” she said. “But it’s mine.”
